The Project

The project, Tamba Villas, occupies a commercially strategic location, close to the historic fortress city of Galle, which is firmly established as the hub of the ‘on trend’ and rapidly growing tourism and lifestyle ‘riviera’ coastline of South West Sri Lanka.

Designed by Singapore based award winning architectural and landscaping practices, of international renown, this beautiful development sits on just under four acres of prime, ready to develop coconut grove, just 300 meters from pristine beaches.

Planning and Construction

Full planning permission has been granted to build 37 residences and some 300 m² of commercial space, designed by our project partners from Singapore. Each villa will be constructed to the highest standards – a tropical fusion of the heritage of Sri Lankan colonial architecture, and contemporary design, surrounded by international resort standard facilities of the highest quality.

Building works are ready to commence in Q4 2019 with projected completion within two years. Upon successful handover of this signature project, the team will leverage the Tamba Villas experience and grow the brand into a lucrative property development/management company with similarly iconic, (some already identified), developments around Sri Lanka’s stunning coastline.

The Team

We have put together a top-class team to fulfil the highest expectations.

Eduard Hempel (Hempel Holdings Ltd & Pearl Sri Lanka Ltd) together with Trevor Morgan (Shakticola Ltd) have over 20 years combined experience in Sri Lanka, having diligently built excellent reputations in real estate development and project management.

In Singapore Warren and Darlene Liu (A-dlab) and Stix head the design team, while Camelot Trust are retained to ensure internationally compliant corporate structure and finance.

Current Funding

To date the project has been funded from a combination of private investment, sweat equity and off plan sales. Future funding will come onstream from further ‘off plan’ sales and Tamba Villas now seek fresh investment to ensure the project is fully capitalised.

With the cost to build the entire Tamba Villas project in the region of $9,000,000 (including generous contingencies) and with net sales after commissions in the region of $15,000,000 there are excellent profits available to share.

Tamba Villas seeks private investment in the region of $3,000,000 in order to complete this exciting and unique development in the South West of Sri Lanka.

Therefore, Tamba Villas are pleased to offer new investors 30% equity, with an anticipated return, over approximately two years, of at least 60%.

Key financials: (USD)

  • Net sales after commissions of $15,000,000
  • Total project funding requirement is $9m
  • Funding raised to date - $2.45m (USD) through founder’s investment and advanced sales
  • Funding sought in this round - $3,000,000 for 30% equity.
  • The remaining $3,550,000 will be raised through further off plan sales during construction
  • The projected net profit is circa $6m (USD). (Before tax).
  • We conservatively project a return on your investment of 60% over 24 to 30 months.

Structure

The parent company of the development is Tamba Ceylon Developments (PVT) Ltd, a Private Limited Company registered in Singapore. It has five shareholders and Directors and is managed by Camelot Trust Ltd in Singapore.

In order to mitigate legal limitations on foreign land ownership in Sri Lanka a two-company structure has formed, details of which can be shared on request. Tamba Ceylon Developments Ltd has invested in its initial development in Sri Lanka through a carefully constructed legal mechanism which allows future profits and original capital to be efficiently repatriated as and when required.
